We've talked about how the pandemic has changed the way home buyers view homes, and how that has caused home staging trends to shift. A home office (or two) is now a must-have space with people continuing to work from home, and it's more important than ever to have defined spaces in open concept plans. In addition to those changes, an outdoor space is no longer a bonus but an essential part of the home to find respite, relaxation, and peace post-work hours.
When your home becomes the place where you eat, sleep, and work, it can make you feel a bit like a lion in a cage at the zoo. People now want a place to be exclusively an escape from the everyday, all-day grind of work, and that is the outdoor area.
Whether it's a small balcony, large patio, or green space in the backyard, there is a way to stage it effectively to showcase a fabulous on-property getaway.
Make it Greener
Use oversized plants in spaces that may not have as much grass or natural elements. In this project, we love how these plants add color and a contrasting, softer "zen" quality to the stone and brick.

In larger backyards, highlight how much space the potential homebuyers will have by adding chairs. They'll be able to imagine winding down from work with a glass of wine while watching that gorgeous Dallas sunset.

Guide Their Eyes
The benefit of adding patio furniture, even as simple as these chairs below, is that you can subtly direct attention to the features of the home you'd like to highlight. We placed these chairs facing the backyard to play up the fantastic green space and wooded area behind the home. Connecting with nature is proven to reduce stress levels!
